What can I do for you?
I act for sellers and purchasers of residential property from private individuals to trustees, investors and executors. My work includes advising clients on freehold and leasehold property matters, residential mortgages, voluntary first registrations of unregistered property and assisting clients with additional measures towards protection from property fraud. I also work closely with our family team, implementing the division of property assets following matrimonial proceedings. I discuss with clients types of home ownership and how declaration of trusts can be utilised to reflect equity interests between joint owners, helping them to ensure they take the best route to ensure their interests, and the return of any third party’s, is sufficiently protected when becoming joint owners. Other property advice I provide relates to rights of way, matters of adverse possession and boundary issues helping to assist clients with the day to day living and running of their properties.
Supporting my clients’ aims and objectives
A recent highlight has been achieving a property purchase for a private client within 14 working days (including a Bank Holiday!). It is important to me to work closely with my clients so as to support their aims and objectives, many of which are timescale orientated. My team’s high level of service is not jeopardised by stringent timescales imposed but furthered by our commitment to providing a service tailored to meet a client’s needs – with residential property matters it is essential to remember the effect of each transaction on the individual client. It is important to provide advice to enable each client to make the right decisions for their circumstances.
What do others say?
Clients appreciate our comprehensive reports provided upon property purchases; how they are keep in touch with their transaction throughout and the professional service they receive.
Particular feedback has included “you handled everything very speedily and (from my point of view) easily” and “it makes all the difference to know you are completely on the ball” reflecting how my team strives to make each transaction a smooth experience for our clients.
Perhaps the most rewarding of feedbacks is that of clients who have retired from the same practice area - “I used to work for [Company X] and know these things are not easy, I understand the procedures. I am very impressed with what you have done and how you have handled the transaction”; or those who have used the firm consistently for 20-40 years and comment that the service they have received thoroughly reflects and exceeds that which they have experienced previously from the firm.
What else should you know?
