Mills & Reeve gives legal advice on Salford’s zero carbon house

The unique Z House was built using specialist research and expertise from the University of Salford’s Energy House Laboratories team.

It is located at the university’s main campus and was built by Barratt Developments, the UK’s largest house builder. The house will be occupied and observed by Salford students to evaluate its performance.

The Mills & Reeve team was led by Catherine Kay, head of the Manchester construction team and Jennifer Lewis, a principal associate in the real estate team, who specialises in the education and health sectors.

Catherine said: “This project aligns with recent work for a number of our clients across sectors on ESG, including net zero. We worked closely to develop a collaboration agreement that helped deliver this unique home.”

In 2020 Barratt announced that all of its new homes will be zero carbon by 2030. This will be the first new home in the country to go beyond the new Future Homes Standard by delivering a carbon reduction of 125%.

More than 40 industry partners are involved in this trailblazing industry home, including British Gypsum, Octopus, Nissan and Mitsubishi.

Professor William Swan, director of Energy House Laboratories at the University of Salford, added: “We’re in close proximity to the house and will play a pivotal role in exploring the energy performance of this industry-first home making a vital contribution to the future of housebuilding in the UK.”

David Thomas, chief executive of Barratt Developments, commented: “Ultimately, the aim is to find solutions to enable the industry to build high quality, zero carbon homes that customers love, at scale. We can then share this knowledge to help the industry deliver the future of sustainable housing.”

Mills & Reeve worked alongside the Barratt legal team and law firm Osborne Clarke on the project.
