Real estate team advises Goya/Hillwood on Swanley Distribution Park letting

Goya Developments and Hillwood (a Perot Company) have completed the first letting at the Swanley Distribution Park site in the Sevenoaks district of Kent.

Imperial Ductwork Services Limited has taken a lease of Unit 2 (at 35,000 sq ft), a new sustainability-driven facility, which will significantly increase the company’s manufacturing capacity.

Prominently located on Junction 3 of the M25, with immediate access to transport links into London and the wider South East, Swanley Distribution Park is a four unit speculative warehouse and industrial development, with buildings ranging from 26,850 to 55,536 sq ft.

The 7.5 acre scheme has been developed to the highest specification and green credentials, including net zero carbon emissions for regulated energy uses (EPC A+). All units are BREEAM excellent, have electric car charging points, PV roof panelling, water regulation technology, and ground and air source heat pumps.

Andy Stothard, development director at Goya Developments: “Swanley Distribution Park has all the hallmarks of a hugely successful speculative scheme and is set to become a thriving industrial warehouse hub alongside a vital transport network.

“We’re delighted to have worked alongside the team at Mills & Reeve to complete the first letting on the site, demonstrating that the demand for best-in-class, multi-let industrial space remains strong in the South East.”

We acted for Goya/Hillwood on the first letting. The team was led by real estate principal associate Graham Collier, alongside associate Maisie Blades and senior associate Emily Revel.

Graham said: “It’s fantastic to see this highly sustainable development come to life, with the first occupier joining the four unit industrial park. Having worked with Goya and Hillwood on other successful warehouse and industrial schemes, we’re confident this prominent development will attract other exciting and dynamic businesses looking to reduce their environmental footprint, without compromising on unit specification.”

Agents acting on the lettings were: SHW (formerly Ryan).
