Affordable housing delivery is complex: shifting regulation, funding pressure, evolving lender requirements and delivery risk across mixed‑tenure schemes. We help registered providers make confident decisions with practical, joined‑up advice across areas such as property, development, planning, construction, governance and finance.

We bring sector insight from advising the Regulator of Social Housing and from our Head of Affordable Housing’s in-house registered provider experience. We can quickly become part of your team, focus on what unlocks delivery, and help keep transactions on track from section 106 agreements and strategic land to portfolio charging, refinancing and bond issues.

Our experience

A sector focused team that understands your pressures and brings joined up expertise across development, planning, construction, governance and finance, including charging and securitisation. Practical, responsive and commercially grounded.

  • Worked with Urban&Civic to put in place joint venture and partnership arrangements with The Wellcome Trust, Basingstoke and Deane Borough Council, and Hampshire County Council to deliver the first phase of Manydown, a new garden town west of Basingstoke, including complex governance, development, financing and security arrangements.
  • Advised a large London-based registered provider progress a strategic development in Southall with the London Borough of Ealing, advising on land acquisition by private treaty and compulsory purchase order, and negotiating a complex development agreement structured to meet public sector requirements and support deliverability.
  • Worked with a registered provider to deliver its programme of section 106 acquisitions from developers.
  • Supported a major regeneration project (including affordable housing disposals and estate management strategy) on a large London estate scheme.
  • Advised on joint venture structures and associated financing/security arrangements for large-scale place making and garden community delivery.
  • Supported a large registered provider on amending and extending major revolving credit facilities with Lloyds and Virgin Money, including ESG-linked KPI architecture. 
  • Helped deliver a debut long dated sustainable £250m bond issuance to fund new social and affordable homes and investment in existing stock.
